Garbe Industrial promotes new logistics center at Kamen junction

The warehouse will be fully leased during the construction phase, according to Garbe Industrial's forecasts.

Garbe Industrial has begun construction of a multifunctional property in the Henry-Everling-Straße industrial park in Kamen (Unna district), an area notable for its direct connection to the A1 motorway. This new real estate development is designed to accommodate logistics, production, and light industrial services activities.

Logistics warehouse designed for high operational efficiency

The total area of the plot is 27,300 m², of which 18,700 m² will be built. The main building will occupy 16,500 m² and will have 17 leveling ramps, 2 ground level accesses, office areas and mezzanines. In addition, the logistics warehouse will offer 30 parking spaces for cars and 3 for trucks.

The proximity of the site to the Kamen-Zentrum access makes it possible to reach the Kamener Kreuz junction in just a few minutes, thus linking up with the A2 linking Oberhausen and Berlin. This location facilitates interregional transport operations, optimizing routes between northwestern and eastern Germany.

Sustainability-oriented construction

The project is aiming for environmental certification by the German Sustainable Building Council (DGNB). The property will use air-source heat pumps as a heating system and will avoid the use of fossil fuels. In addition, solar panels will be installed on the entire roof of the building.

The building permit is already in process and construction work is expected to begin shortly. Frank Soppa, regional development manager for western Germany, indicated that discussions are underway with companies interested in leasing the property, and it is expected to be fully leased before completion. Delivery is scheduled for the third quarter of 2026.

Frankfurt-based real estate agency Immolox was responsible for brokering the purchase of the land where this speculative development, representing an investment of 28.5 million euros, is being carried out.
